Welcome to Framer_Takeoff©  version 1.0, a "Smart.Solution© ". A custom framing estimator which may be used for large multifamily framed complexes, unique custom homes, commercial buildings, the standard track home, and metal stud framing. An estimator may accurately produce material takeoffs and cut lists. The accuracy for each element is precise. Cutoffs are the only waste calculated and many cutoffs, e.g. cripples and jacks are either calculated to be used for the next smaller cripple or jack or added together to the most efficient length of lumber. Materials are estimated to stocked dimensions, not random lengths. Framer_Takeoff©  rounds up totals, e.g. greater than 12ft and less than 14ft, up to 14 ft. All nails are counted, each, nail by nail and compiled into 50 pound boxes. The database consists of most of the lumber sawn by the Western Wood Products Association saw mill members, e.g. heavy timbers to furring strips, s4s to rough sawn, Hem Fir/Pine to structural Doug Fir, 25 ga. metal studs, Glue Laminated Beams, Micro Laminated Beams/Lumber, treated lumber, Machine Rated Lumber, plywood, siding, Truss Joist products and Simpson Strong Tie products, nails, power actuated loads and pins, bolts, metal stud framing screws, washers and misc. hardware. The database is an inventory for framing practices in the Continental United States, Hawaii, Alaska and Canada. This data base may be expanded by the User. Custom walls and assemblies may be created by the User and are easily calculated for most any material and the assembly may be saved for future use. All the functions of the framing square are included allowing the automatic calculation of all joists, skewed joists, rafters, valley and hip jacks, valleys and hips, stair risers - treads - stringers. Long runs (infinite) of trellis or repetitive framing are easily calculated for most any material. The beams, purlins, 2x's, plywood, nails and hangers are easily calculated for a large panelized commercial roof. The quantities in the formulas calculating the takeoffs are based on carpentry practices found in the Uniform Building Code. These formulae may be easily modified to reflect other methods.
